In real estate, your website is often the first showing. Before a buyer calls you, they've already scrolled through your listings, zoomed into the photos and checked the location on a map. If that first look is slow, cluttered or hard to search, they move on to the next broker.
I'm Aldrian, an independent web developer in the Philippines. I build real estate websites for brokers, agents, property managers and developers that make listings easy to browse and inquiries easy to send.
What a real estate website needs to do
A property site isn't a brochure. It's a search tool and a lead machine. A good one handles these jobs well.
Show listings clearly
Each property needs a page with photos, price or price range if you choose to show it, location, lot and floor area, bedrooms and bathrooms, amenities, and a short, honest description. Visitors should understand a property in ten seconds.
Let people search and filter
Buyers usually know what they want: a condo in BGC under a certain budget, a house and lot in Cavite with three bedrooms, a commercial lot in Cebu. Filters by location, type, price range and size help them find it fast. I've written more about this on my directory and search website page.
Load photos fast
Property sites live and die by their photos, and that's also what makes most of them slow. I resize, compress and lazy-load images properly, so galleries look sharp without making visitors wait, even on mobile data.
Capture inquiries properly
An inquiry form on every listing, with the property name attached automatically, so your team knows exactly which unit the buyer is asking about. Inquiries can go to email, a specific agent, a spreadsheet or your CRM. Add click-to-call and Viber or WhatsApp links for buyers who'd rather message.
Be easy for your team to update
New listings, price changes, sold units and promos happen every week. Your team should be able to add and update properties without touching code or calling a developer.
Websites for different kinds of real estate businesses
Brokers and independent agents
A personal brand site with your listings, your license details, testimonials you've actually received and an easy way to reach you. Buyers want to know who they're dealing with.
Brokerages and teams
Agent profiles, shared listings, lead routing so inquiries go to the right agent and a clean admin area for managing everything.
Property developers and subdivisions
Project pages with site development plans, model house photos and floor plans, amenities, location maps, construction updates and reservation inquiry forms. Each phase or tower can have its own page.
Property management and rentals
Unit availability, rental terms, application forms and maintenance request forms for tenants.
Features I can build
- Listing pages with galleries, maps and key details
- Search and filters by location, type, price and size
- Saved favorites and compare features
- Agent profiles and lead routing
- Inquiry forms with the listing attached
- Mortgage or payment estimate calculators, clearly labeled as estimates
- Virtual tour and video embeds
- Admin dashboard for adding and editing listings
- Multi-language pages for foreign buyers
- Schema markup so search engines understand your listings
Search visibility for property sites
Property searches are very local and very specific. People search for things like "condo for sale near Ortigas" or "house and lot in Lipa." A well-structured site helps you show up for those searches:
- A page for each property with a unique title and description
- Location pages for the areas you actually serve, with useful information, not copied text
- Clean URLs like /properties/makati/two-bedroom-condo
- Structured data for listings and your business
- Fast pages, since speed affects both rankings and conversions
WordPress or custom build?
For a small brokerage with a handful of listings, a lean WordPress site with a good listings setup can work well and be easy to manage.
For larger inventories, developers with many projects or anyone who wants advanced search, a custom build is often faster and more flexible. You get a listings system designed around how you actually sell, without stacking plugins on plugins.
I'll recommend what fits your size and budget. I explain the trade-offs in custom website vs WordPress cost.
Honest content builds trust
Real estate buyers are careful, and they should be. I won't add fake reviews, made-up sales numbers or stock photos pretending to be your properties. Real photos, real agents, clear details and a fast reply do more for your conversions than any trick.
Common mistakes on property websites
Sold units still listed. Nothing frustrates a buyer more than inquiring about a property that's gone. A simple "sold" or "reserved" toggle keeps your listings honest.
Listings copied from portals. Duplicate descriptions don't help you stand out. A short, original description in your own words works better for buyers and search.
No agent contact on the listing. Buyers want to message the person handling the property, not a generic inbox.
How a project goes
- We talk about your listings, your team and how you get leads today.
- You get a quote with the scope, timeline and fixed price.
- I build the design and listings system and share preview links.
- We load listings together, or I import them from spreadsheets.
- We test search, forms and pages on phones and desktops.
- We launch, and I train your team on adding and updating properties.
